Data show Nashville is a top market for real estate agents

Nashville is the ninth-best city in the United States to be a real estate agent, with the third healthiest real estate market, according to a new study by, a personal finance Web site.

The study compared the 150 most populated U.S. cities, plus at least two of the most populated cities in each state.

San Francisco, San Jose, Calif. and Seattle were rated one, two and three, with homes in each city spending the shortest time on the market, an average of 38 days, which is 4.3 times fewer than listings in Miami, the city with the most at 165.

Nashville was just behind Denver and just ahead of  Vancouver, Washington.

Nashville was in a five-way tie for highest sales per agent with Knoxville, Tennessee, Manchester, New Hampshire, Nashua, New Hampshire, and Salem, Oregon.

The rating did not measure the suburbs, only the city proper.

WalletHub developed a housing market health index based on:

  • Homes Sold for Gain; Sales Previous Foreclosed; Foreclosure Ratio; Zillow Home Value Index; Year over Year change; Stock of REOs (Homes Held by Banks); Mortgage Holders in Negative Equity; Underwater Homeowners Delinquent
  • Zillow’s prediction of what the Zillow Home Value Index will be one year from now.
  • Days on Market
  • Average Ratio of Home Sale Price to Home List Price
  • Building Permit Activity (the number of unit permits pulled per capita)
  • Share of Home Flips
  • WalletHub “Fastest Growing Cities” Rank

The data came from the U.S. Census Bureau, Bureau of Labor Statistics, Zillow, Indeed, Projections Central – State Occupational Projections, ATTOM Data Solutions (RealtyTrac) and WalletHub research.
